The Factors that Define a Luxury Residential Project

Despite an economic slowdown caused by the 2020 pandemic, there is still an increased demand for homes in luxury residential projects. Many developers are focusing on such homes because of the demand and profitability. These upscale developments have become part of many people’s vision of life after they have ‘made it’.

However, there is some confusion about what constitutes a luxury development, with thousands of buyers acquiring homes they believe are in this category but are not. What does it take for a development to have luxury status?

Location

It is hard to define a housing development in the center of a bustling city as a luxury residential project. These homes are usually built on the outskirts of towns or cities so their owners can escape the congestion, noise, and pollution of urban living. However, luxury condo buildings are common in cities, such as the famous ones in Manhattan, New York City.

Most luxury residential projects offer magnificent views of dramatic landscapes as part of their ambiance. The backdrop of the golf courses in Wailea is the perfect example of what people seeking to live this luxury lifestyle require. This is in addition to close by amenities such as shopping malls and schools.

Maui Elite Properties specializes in selling luxury condos that offer ease of access to Wailea’s Blue, Emerald, and Gold golf courses ideal for discerning golfers.

Modern domestic amenities

Luxury housing developments boast the latest technology and design to optimize space and maximize the use of light. They come with sophisticated heating and cooling systems and other energy-efficient features.

Interiors are designed to create a sense of grandiosity, with many techniques utilized to make rooms seem larger than they appear, such as mirrors and high ceilings. Kitchens boast the latest appliances and cabinets that effectively utilize the room’s space. Bathrooms feature double sinks, extra-large showers, and saunas.

Outdoors, one should expect to see a hot tub, swimming pool, and landscaped gardens. These are standard features in luxury residential houses and condos buildings or complexes.

Security

Most luxury residential projects feature private security as an additional layer of safety for those who live there. This includes security guards patrolling the area, boom gates to facilitate vetting processes for any visitors, and home alarm systems that link to the security office for emergencies. Surveillance cameras will constantly monitor the area for suspicious or criminal activity in a central office run by a private security company.

With all that security, homeowners should not need to install burglar proofing on their windows and doors or have their homes walled or fenced off. They expect that all conceivable security measures are taken on their behalf.

Quality of building materials

Luxury residential projects should be built using top quality building and construction materials inside and out. This includes luxury finishes and fittings inside the house. Homeowners also want peace of mind knowing that their houses are resistant to external forces, such as the weather and Mother Nature.

For example, people buying luxury homes in areas where earthquakes are prevalent expect that their house will better withstand such an event than a regular building because of its earthquake-proof design and construction.

Exclusivity

People who buy homes in luxury residential projects, especially the millennials, want to feel they have an asset that few others do. Therefore, developments with hundreds of identical houses do not quite fall into the luxury category. Each home should be unique, and there should not be too many of them. Homeowners expect privacy as part of their lifestyle, and they also want to feel that they live in a sought-after area.
